La crisis del sector inmobiliario ha dejado una gran huella en la economía de nuestro país. Su efecto ha hecho cambiar la mentalidad del consumidor y el negocio de la construcción.

Tras siete años de una crisis económica que paró abruptamente al mundo de la construcción, el sector emerge con nuevas energías e iniciativas.

En los últimos años, el sector de la edificación y la rehabilitación ha buscado nuevos paradigmas que permitiesen retomar su indudable papel como motor de la evolución de ciudades y territorios.

Los responsables de este nuevo momento son diversos agentes. El capital extranjero ha pasado a tomar un papel activo en la nueva construcción, motivado por zonas prime en localizaciones exclusivas.

Una oportunidad en la que el ahorrador también ha entrado a tomar parte, por la escasez de productos bancarios e inversiones con alta rentabilidad.

El momento viene además acompañado por la progresiva mejora del consumo, animado por la recuperación general de la economía.

Convergencia de factores que asegura un nuevo escenario para el inmobiliario y la construcción.

Nuevos datos del parque inmobiliario

La crisis económica dejó muchos parques inmobiliarios abandonados. Proyectos que pasaron de estar en manos de los promotores a ser activos de las entidades financieras.

Hoy es el capital extranjero, a través de fondos de inversión, quien controla el 90% del sector de la construcción. Y los bancos han pasado a ocupar un papel secundario.

Estos inversores, interesados en rentabilizar un producto nuevamente atractivo, anticipan su próxima recuperación. Un panorama para el que vuelve a abrirse el crédito al comprador solvente, y con él a las familias.

Los primeros proyectos en apuntarse al carro de la construcción fueron las oficinas a las que ahora parece tomarles el relevo la promoción residencial.

El primer trimestre de 2015, según la Contabilidad Nacional del INE, deja un balance positivo para la construcción. Una actividad con un crecimiento intertrimestral del 1,5% donde sobresale la obra nueva no residencial (+2,4%) por encima de la de viviendas (+ 0,1%).

Crecimiento en la demanda

El reciente foro Spanish M&A and Private Equity Forum 2015 ha dejado unas cifras muy buenas para el mercado inmobiliario. Un sector cuya rentabilidad del 4,5% supone una ventaja competitiva para el inversor.

Si los mayores fondos mundiales dedicaban en 1995 el 5% a inversores no tradicionales, como la inmobiliaria, esta cifra alcanzó en 2014 el 18%. Cifras nunca antes conocidas.

Hasta España han llegado 10 billones de euros en inversión directa y 3.000 millones en forma de socimis. Síntomas de que existe dinero y ganas de buscar fórmulas alternativas a la banca.

Sin embargo, el producto premium es escaso y hace falta buscar inmuebles y solares que sacien el apetito del inversor. Un comprador que hoy se abalanza igual sobre rentas antiguas que sobre nuevos proyectos de construcción, y al que hay que prestar atención.

Lo mejor está por venir

Pocos expertos niegan hoy, que el mercado inmobiliario vive una nueva primavera.

Recientemente, el economista Gonzalo Bernardos pronosticó buenas cifras para el ladrillo, en una conferencia ante el gremio de la construcción del Vallés (Barcelona).

En sus propias palabras: «El 2016 será bueno y el 2017, aún mejor para el mercado inmobiliario». El propio Bernardos aconsejó la compra de “solares y pisos en los mejores barrios de las grandes ciudades” porque la recuperación no tardará en extenderse a las poblaciones medianas.

El crecimiento de la economía española para los próximos años será aproximadamente de un 3%, con la consecuente mejora del sector inmobiliario y la rehabilitación de edificios.

Esta nueva realidad inmobiliaria ya se ve en las grandes ciudades, y los precios crecerán progresivamente con subidas del 5% en 2015 y del 12% en 2016.

Cifras muy positivas que anticipan un hecho: la nueva construcción ha venido para quedarse.
