Undertaking has never been a bed of roses, but the truth is that entrepreneurship has cities where it is easier to take that first step. But let’s think of the thousands of local entrepreneurs throughout the state.

Agreeing with the renewal of Catalunya Emprèn program, many of Catalan startups take stock of Barcelona’s situation as a benchmark for entrepreneurial activity.

During 2015, up to 5,000 local companies received some kind of economic boost. An aid materialized in more than 55 million euros of funding and allowing many entrepreneurs to dream and to follow the footsteps of Privalia or Trip4real.

Much remains to be done, such as the end of bureaucracy that leaves the Spanish entrepreneurship in 33rd ranking according with Doing Business.

But some cities already have been working in the ideal ecosystem, one that puts Barcelona as the business venture. So says the latest study Mitula.

Entrepreneurship in Barcelona or Madrid

This two big Spanish cities have infrastructure and equipment designed for launching of new business. Both MadridEmprende and Barcelona Activa, offer training and regularly organize events and fairs.

In that sense, Madrid stands out for its leadership in electronic commerce while Barcelona is specialized in marketing and advertising. And both create an urban ecosystem where business opportunities and business synergies emerge.

Both cities offer attractive financing conditions and public support, incubators and plenty available space, from establishments to coworking centers.

Aunque la diferencia sustancial está en el precio de los locales y el número de espacios disponibles. La renta media por el alquiler de un local es de 1.611 euros el metro cuadrado en Barcelona. Unos 200 euros menos que en Madrid, donde cuestan 1.811 euros.

El otro motivo que decanta la balanza son los cerca de 11.000 locales disponibles de la ciudad condal, frente a los casi 9.000 de Madrid.

Estas dos cifras hacen que Barcelona sea la mejor ciudad para emprender. El lugar perfecto para el desarrollo de una startup antes de su expansión definitiva.

Otras capitales para emprendedores

Por debajo de los dos grandes capitales, otras ciudades españolas destacan en su acogida a los emprendedores.

Valencia es la tercera más destacada, con un precio de alquiler de 849€/m2 cada mes y 3.071 locales vacíos.

Algo más cara es Sevilla con 991€/m2 mensuales y 2.616 locales.

En Bilbao, quinta ciudad del ranking, la diferencia no está en el precio (550€/m2) sino en las 1.313 oficinas disponibles.

Finalmente, encontramos a Valladolid con una renta mensual de 1.027€/m2 y 1.746 locales libres, y San Sebastián con 1.030€/m2 y solo 271 locales vacíos.

Un conglomerado que va abriéndose poco a poco a la iniciativa emprendedora.

The average rates on mortgages have spent months easing the burden on home purchases. This picture does not seem to change, but the preferences of new hypothecated will through the Euribor.

b.- A change in reference currency is permitted on the mortgage.

c.- The study commissions of the mortgage will be eliminated, only the payment of an opening commission.

d.- A greater transparency on the loan, clarifying the distinct clauses.

After a long wait, doubts about the construction of new buildings are cleared in our country. An activity that will promote national and European economy.

Se ha despertado de nuevo el apetito inversor en las grandes capitales y los inversores vuelven a apostar por la vivienda para después ponerlas en alquiler

La ligera recuperación del mercado inmobiliario y los precios competitivos de las viviendas hacen que los inversores vuelvan a apostar por invertir en este sector. A pesar de que la compraventa en el mes de julio se estancó y tan solo aumentó un 1,1%, lo cierto es que registró cifras positivas en los seis meses anteriores, que aumentaron de media un 24%.

La elevada rentabilidad que ofrecen actualmente las viviendas es lo que motiva a los inversores a interesarse por este tipo de inversión. Es más, son ellos los que compran uno de cada tres pisos que se venden en ciudades como Barcelona, Madrid, Valencia, Zaragoza y Málaga.

Aprovechandola increíble subida del precio del alquiler, los inversores se encargan de alquilar la vivienda que han adquirido para alquilarla en su totalidad o por habitaciones. Barcelona es la líder indiscutible de viviendas adquiridas por inversores (40%) y que son destinadas a darle rentabilidad. A Barcelona le sigue Valencia con un porcentaje bastante cercano al de la ciudad condal (37%) y Madrid, en tercer puesto, donde un 32% de las viviendas son compradas para ser alquiladas posteriormente.

Las otras ciudades donde los inversores ponen el ojo en los inmuebles son Zaragoza, Málaga y Sevilla, que rondan el 25% de media entre las tres.

Los inversionistas aprovechan la rentabilidad del alquiler

En un momento en el que los principales atractivos de inversión están en sus mínimos –la deuda pública (0,987%), los depósitos (0,2%) o la Bolsa (-15%)- hace que los inversores se lancen al ladrillo para obtener mejore resultados.

La vivienda ofrece actualmente una rentabilidad media por alquiler del 4,7% y se eleva hasta el 10,9% si incluimos la plusvalía. Por este mismo motivo se ha generado un nuevo mini boom que ya nos es bastante familiar y donde los inversionistas parecen moverse como peces en el agua. Es una inversión sin mucho riesgo y con resultados asegurados, por lo tanto resulta algo ideal para invertir en estos tiempos de incertidumbre.

Los distritos preferidos en Madrid para invertir son el Centro, Carabanchel, Tetuán, Puente de Vallecas y Latina. Su rentabilidad media es de un 6%, casi un punto más alto que la media española. Barcelona por su parte presenta un rendimiento del 5,3% y los barrios que interesan más para invertir son L’Eixample, Sant Martí, Ciutat Vella y Gràcia.

No obstante, según un estudio de la Universidad de Warwick en el que se estudiaba la relación entre la felicidad y el suicidio concluyeron que las personas descontentas en estos países pueden sentirse hastiadas de la vida en lugares felices. El gran constraste entre la gente feliz, la gente infeliz y la consecuente comparación entre ellos les lleva al suicidio. Algo que no pasa en las ciudades menos felices porque al compararse los unos con los otros, la brecha entre ellos no es tan grande y por lo tanto no se sienten tan infelices.

Pero volviendo al ranking, encontramos que la capital española está situada muy por debajo de la media europea, situándose en octava posición por la cola. En total obtiene un 87% y supera tan sólo a Sofía (86%), París (83%), Ankara (83%), Roma (80%) y Atenas (71%). Según los habitantes de estas urbes, se consideran los más infelices de Europa y lo puntúan valorando las oportunidades que ofrece la ciudad, su tamaño, su distribución espacial, el desarrollo de la sostenibilidad de la ciudad, así como el turismo y la cultura.

Málaga y Oviedo, muy por encima de la capital

Un dato curioso en España es que hay varias ciudades del Estado que tienen mejores índices de satisfacción que la propia capital. En el estudio de Eurostat aparecen las ciudades de Barcelona, con un 94% de satisfacción y Málaga y Oviedo con un 97%. Por lo tanto, las últimas dos ciudades ostentan un nivel de satisfacción similar al de Copenhague y Estocolmo que encabezan el ranking europeo.

El primer lugar del ranking lo ocupa Oslo, con un 99% y el segundo la ciudad lituana de Vilna con un 98%. Se une al top ten Luxemburgo, Viena y Reikiavik -con un 96% las tres-, Zagreb y Amsterdam -con un 94%- y Dublin y Varsovia con un 93%.

La ciudad de Atenas, a pesar de estar en la cola, es la que mayor incremento ha sufrido en estos últimos años registrando un 71% en 2015 respecto al 56% de 2012.
