La idea surgió porque ella y su pareja tienen muchos contactos con el mundo artístico y sus amistades pensaron que su piso era ideal para ser utilizado como escenario de sus creaciones. Las experiencias comenzaron siendo gratuitas y la primera fue de una demostración culinaria para 20 personas. Con el tiempo el método fue creciendo hasta convertirse en una gran fuente de ingresos para la pareja.

Constante crecimiento

Por otro lado, no hay dudas de que España es uno de los países con más propuesta de ocio y cultura en toda Europa. Siempre se están celebrando fiestas y eventos nuevos, por lo tanto, la idea de los jóvenes ha sido de gran iniciativa. Pol Hevia ha afirmado que la cantidad de reservaciones ha aumentado exageradamente en solo cinco meses, un 300% hasta mayo. El éxito es tan grande que por lo general llegan a alquilar su propiedad entre tres y cuatro días a la semana dependiendo la fecha. Los espacios de mayor interés, según Hevia, son aquellos polivalentes, ya que la gente busca que la misma localización ofrezca diferentes perspectivas, especialmente los que hacen shooting fotográfico.

¿Cuánto cuesta el servicio?

Por su parte, una vez que entras en el sitio web de Spathios, tienes la opción de elegir para qué estás buscando tu espacio. Las opciones para elegir son: Producción audiovisual, rodaje, shooting, showcooking, evento, afterwork, celebración privada, evento empresa, pop-up store, meeting space y reunión. La página se queda con el 14,5% de las ganancias como comisión, similar a lo que ganan la mayoría de las plataformas de alquiler. Svetlana, por ejemplo, cobra distinto para cada tipo de eventualidad, si son pequeños va desde los 50€ la hora, respectaría a fiesta o sesión de fotos. En cuanto a rodajes o cosas más importantes, van desde los 100€ o si no, cobra por día entre unos 500€ a 1.000€ y solamente incluye el espacio. Algunos anfitriones incluyen también cátering, decoración y otro tipo de servicios para hacer valer más sus espacios. A su vez, los propietarios tendrán que definir el aforo permitido, las horas mínimas a máximas de reserva y las reglas.

Fácil y rápido

Los emprendedores españoles destacaron que utilizar el portal es muy fácil, como mucho en 10 minutos ya tendrás subido tu espacio en la plataforma. Ellos verifican la publicación y activan el perfil si todo está correcto. Ya cuentan con 600 espacios habilitados en el programa. Además, hoteles y locales comerciales han buscado reactivar sus actividades acudiendo al sistema de Spathios, no solamente propietarios independientes. Unas de las compañías más importantes que trabajaron con ellos son Audi, Atresmedia Player, Volkswagen y Aliexpress.

Las expectativas positivas

El turismo residencial es una modalidad de la actividad inmobiliaria que, desarrollada en mayor medida en Marbella y en el resto de la provincia malagueña a partir de los años 90, arrancó sin embargo en los años 70 del siglo XX al haber una eclosión de ciudadanos de Oriente Medio que decidieron invertir en el ladrillo.

Para el letrado especializado en extranjería, Ricardo Bocanegra, el turismo residencial – segmento y pilar básico en la Costa del Sol y la provincia de Málaga “al depender los restantes sectores de él”- es la modalidad mediante la cual los inversores, principalmente extranjeros, compran una vivienda en la Costa del Sol para pasar largas temporadas,” suponiendo esta inversión una generación de riqueza al, posteriormente, pagar sus impuestos y adquirir muebles, coches además de alimentar el sector servicios.

Según Bocanegra, tras la crisis económica de 2007, en los últimos años a partir de 2015 y con el objetivo de obtener el permiso de residencia, el sector experimenta un repunte con un “aumento notable” de la demanda de villas y grandes pisos de lujo que superan los dos o tres millones de euros y las viviendas que superan los 500.000 euros en detrimento de la típica casa de 300.000 euros.

Las visiones menos optimistas

Por su parte, la secretaria general de la Asociación provincial de Constructores y Promotores (SACP) de Málaga, Violeta Aragón Correa, asegura que lo que pasa a nivel nacional “lo estamos percibiendo aún más claramente en Málaga. Las compras de británicos, que son tradicionalmente nuestros mejores clientes extranjeros, están disminuyendo”.

En localidades con mucha población británica como Mijas, Benalmádena y Marbella son los municipios donde más se siente la incertidumbre de los británicos con respecto a sus seguros médicos, sus pensiones o sus trabajos. La secretaria general de SACP afirma que, incluso “algunos de los que habían formalizado algún tipo de reserva, están dando marcha atrás”, cancelando sus transacciones.

 

Otra voz experta a tener en cuenta es la del profesor titular de Economía financiera y Contabilidad de la Universidad de Barcelona, José María Gay de Liébana. Sin embargo, el cofundador y jefe de estudios del Idealista, Fernando Encinar, ve difícil que este descenso suponga una nueva crisis inmobiliaria en la zona ya que ve “muy poco probable” que aquellos británicos que han vivido durante años en estas zonas costeras vendan sus propiedades “por la presión a la baja de la libra” y vuelvan a casa. “En cualquier caso, y aunque el brexit está influyendo ya en el descenso en la venta de viviendas a ingleses, las compras de propiedades por parte de otras nacionalidades, como los alemanes y franceses, están creciendo, compensando la caída británica.
